Downstairs Hall Bathroom Remodel in Newport Beach

This Newport Beach downstairs hall bathroom remodel was all about replacing an outdated tub setup with a clean, modern shower and upgrading the vanity zone for everyday comfort. We approached this project the way we approach every bathroom remodel: protect the home first, rebuild the shower correctly from the inside out, and finish with details that look beautiful and work flawlessly.
From framing and waterproofing to tile selection, quartz fabrication, electrical improvements, and final paint; this remodel was designed to feel fresh, functional, and built to last.

Site Protection and Work Area Preparation

Before we begin demolition, we take extra steps to keep the home clean and to create a controlled work environment. In a lived-in home, that matters just as much as the finished design.

Entry Protection and Dust Control

We installed plastic covering at the entry to the bathroom and laid paper floor covering to protect traffic paths. To contain dust and help the remodel stay neat and organized, we also installed a plastic zipper barrier at the entrance, keeping the work zone separated from the rest of the home.

Demolition and Tear-Out

Once the site was protected, we moved into demolition; removing everything that no longer fit the homeowner’s vision and preparing the room for a full rebuild.

Removing Old Fixtures and Surfaces

We disconnected the existing toilet and removed the vanity, countertop, and flooring so the space could be rebuilt cleanly. We then demoed and removed the existing tub, opening the room for a new shower layout with updated finishes and improved functionality.

Custom Shower Construction

This remodel included a full conversion from tub to shower. Our priority was building the shower correctly; strong framing, proper waterproofing, and a level substrate that supports tile long-term.

Framing the New Shower Layout

We framed a new shower dam and built a new non–walk-in shower enclosure. We also framed a new shampoo niche to add convenient storage inside the shower without cluttering the overall design.

Valve, Drain, and Waterproofing

We installed the customer-provided single-function shower valve and then provided and installed a square drain. The shower pan was hot-mopped to create a dependable waterproof base; a key step in preventing moisture problems over time.

Our Shower Wall Build Method

To prepare the shower walls for tile, we installed black paper and metal lath, then floated the walls with cement and carefully leveled them. This process creates a strong, flat surface that helps tile sit properly, aligns grout lines, and supports long-term durability.

Tile Installation: Walls, Pan, and Floor

Tile selection and execution shaped the entire look of this bathroom. We installed finishes that feel bright, clean, and timeless; especially important in a hall bathroom that gets everyday use.

Shower Wall Tile

For the shower walls, we installed customer-selected 12x24 porcelain tile in Tile World Alpine Carrara Polished. This tile delivers a classic, bright stone look that reflects light and keeps the shower feeling open.

Shower Pan Tile

On the shower pan, we installed Unicorn Bode Statuario 3-inch hex tile. The smaller format adds texture and traction while tying visually into the polished Carrara-style walls.

Bathroom Floor Tile

On the main bathroom floor, we installed Goton Tile Soslate Textured Bianco 615M Matte in a 12x24 porcelain format. The textured matte finish adds grip and practicality while keeping the overall palette crisp and modern.

Vanity, Quartz, and Plumbing Finishes

A hall bathroom vanity needs to work hard; storage, durability, and a clean look that holds up over time. This vanity upgrade brought all three.

New Vanity Cabinet and Baseboards

We provided and installed 6 linear feet of customer-selected vanity cabinetry in Granada Sunset Birch. Customer-provided vanity handles were installed to complete the cabinetry’s finished look. We also provided and installed customer-selected baseboards to frame the space cleanly once flooring and drywall work were completed.

Quartz Countertop Fabrication and Sink Installation

We provided, fabricated, and installed a prefab quartz countertop in Granada QF205. We installed two rectangular undermount sinks, creating a clean, modern sink line that is easy to maintain and visually streamlined.

Fixture Installation and Toilet Reinstallation

We installed the customer-provided shower trims and installed two customer-provided vanity faucets. After work in the bathroom was complete, we re-installed the existing or customer-provided toilet.

Glass, Electrical, and Final Updates

Once the major build was complete, we completed the functional upgrades that make the space feel polished, bright, and convenient.

Shower Glass Door Installation

We provided and installed a shower glass door to complete the enclosure and keep the shower feeling finished and modern.

GFCI, Outlet and Switch Adjustments

We provided and installed a GFCI outlet on the left-hand side of the vanity and raised existing outlets and switches by the vanity to fit the new configuration and improve usability.

Drywall and Paint Touch-Ups

We repaired drywall in selected areas up to approximately 5 square feet, then completed touch-up paint so the remodel blended cleanly with the rest of the home.

Additional Work: Lighting, Safety, and Ceiling Improvements

This project also included a series of upgrades that elevated the bathroom significantly; especially around the vanity and ceiling.

Soffit Removal and Ceiling Updates

We demoed and removed the soffit, then drywalled the new ceiling area by the vanity. This change instantly modernized the bathroom and allowed for improved lighting placement.

Grab Bar Backing and Installation

We added proper backing for a grab bar and installed one customer-provided grab bar. This detail improves safety and usability without compromising the design.

Expanded Vanity Cabinetry

To enhance storage and function, we provided and installed an additional 1.3 linear feet of customer-selected vanity cabinet, integrating it into the new vanity setup for a more complete and balanced layout.

Exhaust Fan Relocation and Upgrade

We relocated the existing exhaust fan light location and provided and installed a new 50 CFM exhaust fan light to improve ventilation and comfort.

Modern Lighting Additions

We provided and installed two can lights to brighten the space evenly. We also installed two customer-provided vanity lights and installed two customer-provided vanity mirrors (not recessed), completing the vanity wall with a clean, modern presentation.

Full Paint for the Finished Look

To bring everything together, we painted the bathroom walls and ceiling, excluding the doors, giving the entire space a fresh, cohesive finish.
