Every successful remodel starts with meticulous preparation. We began this Mission Viejo project by carefully disconnecting and removing all existing fixtures, including the toilet, vanity, lighting, and tub.
The floor tile and vanity area were fully demoed to expose the subfloor and plumbing lines, allowing us to plan out the new configuration. During demolition, we discovered subfloor damage, which required removal and replacement of the existing plywood to ensure a stable, long-lasting foundation.
After clearing the space, our team applied protective floor and wall coverings to maintain a clean, safe environment throughout the project.
Plumbing & Structural Work – Building a Reliable Foundation
Once demolition was complete, we began addressing the bathroom’s essential plumbing and structure.
Our crew relocated the vanity water lines by 15 inches and moved the drainage system to align perfectly with the new vanity layout. The toilet drain was shifted by 4 to 6 inches to create better spatial balance within the small hall bath.
We also drywalled and closed off the old medicine cabinet space, allowing for a cleaner, more modern design.
To create a balanced and functional shower area, we framed a new shower at 35″ to 36″ wide, complete with a built-in shampoo box for convenience.
Professional Waterproofing & Shower Preparation
We applied black paper and metal lath to the new shower walls, then floated the walls with cement and leveled them to create a strong and even surface. A hot-mopped shower pan was installed for superior waterproofing and protection against leaks. For drainage, a square drain was placed at the existing location, maintaining efficiency and minimizing disruption to the foundation.
Elegant Tile & Material Selection – A Blend of Style and Function
The homeowners wanted a timeless design, so we combined clean neutrals with warm textures for a balanced aesthetic.
Shower Walls & Flooring
The shower walls feature 12x24 porcelain tiles from Tesoro’s Calacatta Oro Polished collection (allowance: $3.00/SQF), offering a sleek marble-like finish. On the shower floor, we installed AKUA Pebble White Slice tiles (allowance: $5.00/SQF), adding natural texture and slip resistance. For the main bathroom floor, we used Ely Madison Bone 12x24 porcelain tiles (allowance: $5.00/SQF), creating a seamless flow from wall to floor.
Vanity & Countertop Installation
We installed a 2.5-foot espresso shaker vanity from Cabinets R Us, designed with ample drawer space and a modern finish. The countertop — Golden Mist quartz prefab by LX (26" x 110") — adds warmth and depth to the design, paired with a rectangular sink and a customer-provided faucet for a refined look.
Electrical & Lighting Upgrades – A Brighter, Safer Space
To bring the new design to life, we enhanced the bathroom’s lighting and electrical setup.
We relocated a GFCI outlet to the left of the vanity for improved convenience, installed two 6″ LED can lights, and added a dimmer switch for adjustable ambiance.
A new exhaust fan light was installed for ventilation, while the vanity lighting was centered perfectly above the mirror for a clean, symmetrical finish. All switches were replaced and adjusted to match the new layout.
Shower Glass, Drywall, and Finishing Touches
We completed the shower area with a custom sliding glass door, enhancing both functionality and openness. The surrounding drywall was patched, textured, and finished with a smooth, seamless appearance.
Finally, we painted the bathroom walls and ceiling to unify the entire space — giving it a bright, fresh finish that complements the new tile and cabinetry.
Additional Work – Addressing Subfloor and Shower Reinforcement
During demolition, we identified significant water damage in the subfloor, which required full replacement. Our team removed the old plywood, inspected the area for rust and moisture issues, and installed new plywood to restore structural integrity.
We also upgraded the shower pan cost (to $23.00/SQF) and shower wall tile cost (to $5.00/SQF) to reflect premium material selections.
A double-function shower valve was also added for improved control and flexibility during use.
